TERMS AND CONDITIONS FOR THE USE OF STEAMER POINT LODGE
Definitions
In this agreement, the following definitions shall apply:
- “Adult” means any person aged 16 or over
- “Council” means BCP Council
- “We” means Steamer Point Lodge/ BCP Council
- “You” means the person making this booking
1. Booking
1.1. Full payment is required at the time of booking to secure your reservation. Soon after your payment is received you will receive a booking confirmation and payment receipt email. If you have not received both emails within 24 hours of payment and have checked your junk/ spam folder, please contact a member of the team to assist you.
1.2. By making a booking, you agree to these terms and conditions. If any of the booking terms and conditions are not adhered to by you or any persons in your party, we reserve the right to terminate your rental with immediate effect with no refund or compensation given.
1.3. Pricing is subject to change at any given time. The price confirmed when you book is the final price and will not alter unless you amend your booking or booking date.
1.4. Quotes regarding pricing and availability, either verbally or via email, are only valid on the day the quote is given. The most up to date prices are on our website.
1.5 A Steamer Point Lodge User Guide will be inside the lodge in the living room; it contains important information about your stay with us. Please ensure that you and your guests familiarise yourselves with this information upon your arrival.
1.6. If you intend to organise a function at your lodge, e.g. party or birthday celebration, you must seek prior written permission from the Beach Lodges Manager.
1.7. You must only use the lodge for holiday accommodation purposes. It must not be used for any other purpose, including any business purposes.
1.8. You must not use the lodge, or allow it to be used, for any dangerous, offensive, noisy, illegal or immoral activities. You must not cause nuisance or annoyance during your stay. You must not keep or allow to be kept in the lodge any dangerous, offensive items which could be used as a weapon or any illegal substances. If we believe this to be the case your stay will be terminated immediately, and no refund or compensation will be given.
1.9. You and your guests must not use candles, fireworks, or sky lanterns on any part of the lodge site or nature reserve surrounding the lodge. Helium balloons must not be released from the lodge site or any Council land.
1.10. Drones and model aircraft may only be flown in accordance with Civil Aviation Authority guidance. If you would like to use a model aircraft or drone for any filming or commercial purpose, please get in touch with the Council Events team.
1.11. No fire pits are permitted on the Steamer Point Lodge site or surrounding nature reserve at any time. This includes but is not limited to traditional fire pits, portable fireplaces and any open flame devices.
1.12. Guests are prohibited from bringing personal appliances that have not been PAT tested including fans, oil heaters, electric radiators, air fryers, slow cookers etc. If you require a heater or fan, please inform a member of staff before your stay.
1.13. No stag or hen groups are permitted to use the lodge. If, on arrival, we suspect your group falls into this category, we reserve the right to cancel your booking and no refund will be due.
2. Cancellation Policy
2.1. If you wish to cancel your booking, the lead booking name must notify us in writing via email to hello@bournemouthbeachlodges.co.uk
2.2. All refunds will be processed to the card that was used to make the original booking. In some cases, a completed BAC’s form will be required to process your refund.
2.3. We will not accept liability for any additional costs incurred by you in relation to the booking or its cancellation.
2.4. For bookings made on or before 23/07/2025
2.4.1 Should you wish to cancel your reservation, you may be eligible for a full refund provided the cancellation is made at least 14 days prior to your scheduled arrival date as stated on your booking confirmation.
2.4.2 Cancellations made less than 14 days prior to your scheduled arrival date will only be considered under exceptional circumstances and must be approved by the Beach Lodges Manager. In such cases, BCP Council reserves the right to apply an administrative fee.
2.5 For bookings made on or after 24/07/2025
2.5.1. Refunds will not be issued for cancellations made within 30 days of the scheduled arrival date.
2.5.2. Refunds for cancellations are subject to the following timeframes:

3. Amendments to Bookings
3.1 To amend the date of your stay, or add/remove a facility, product or service please call the beach lodges team who will facilitate this for you (subject to availability) and take payment if applicable, in accordance with the fees noted below:
- Transferring booking(s) to an alternative date - £30
- Adding/ removing an optional extra – Free of charge
3.2. The admin fee is charged in addition to any difference in price between your original booking and the amended one.
4. Guest Responsibilities
4.1. The maximum number of guests permitted to use the lodges are:
- Steamer Point Lodge: Up to 4 people in total (maximum 4 Adults)
- The maximum number includes any infants.
4.2. There must be at least one responsible person over the age of 21 in each lodge throughout your stay. You are responsible for the supervision of all members of your party under the age of 21.
4.3 Any one aged 15 or below are classed as a child.
5. Access, Check-in and Departure
5.1. Vehicle access to Steamer Point Lodge is permitted at the following times:
- All Day, 7 days a week.
- Directions and access information will be provided via email in the week leading to your arrival date.
5.2. If you discover that anything is damaged or missing on arrival in your lodge, please notify us immediately.
5.3. If you are unhappy with the level of hygiene of your lodge on your arrival, please notify us immediately.
5.4. Guests are required to vacate the lodge by 10am on the day of departure. On departure you are required to ensure that the keys are left in the key safe provided. Non-returned or lost keys will incur a charge of £80.00.
5.5. If you do not check out by 10am on the day of departure we reserve the right to charge you a late check out fee.
5.6. All rubbish should be removed from the lodge and placed in the external waste bins provided.
5.7. Our staff or contractors may need to access your lodge or lodge garden if there is an unforeseen problem, to investigate a issue you have made, or to perform certain routine checks. If this happens, we will do our best to let you know in advance of the date and time that we will need access. Your occupation is not exclusive.
5.8. Your stay will not constitute or create any tenancy agreement between the parties.
6. Parking
6.1. Free parking can be found directly outside Steamer Point Lodge allowing space for 2 vehicles.
6.2. Council vehicles may be located outside the property at any given time.
6.3. Steamer Point Lodge will not be responsible for anything relating to your vehicle during your stay. It is your responsibility to lock your vehicle securely and remove all valuable items once parked.
7. No Smoking
7.1. All our accommodation is non-smoking. Smoking in buildings open to the public is prohibited by law.
7.2. Smoking (including e-cigarettes) is not permitted inside Steamer Point Lodge. You can smoke or vape in the garden.
7.3. We kindly ask that you dispose of cigarette butts responsibly and ensure that they are completely distinguished before throwing in the bin.
8. Children
8.1. All children must be supervised by parents or a responsible adult throughout your stay. Please make sure you always know where your children are.
8.2. One travel cot and highchair are provided at no additional cost, subject to availability. If you require more than one item please ensure that you request these items prior to your arrival by speaking with one of the team.
8.3. We provide a sheet and small blanket for each travel cot booked.
9. Pets
9.1. A maximum of 2 dogs are permitted to stay at Steamer Point Lodge. An additional £50.00 surcharge will be applied at the time of booking. The charge does not include genuine assistance dogs.
9.2. No other pets are permitted to stay in the lodge.
9.3. If you arrive with a dog which we have not been advised, you will be required to pay the surcharge at the time of check-in.
9.4. Dogs must not be left unattended at any time. If we believe a dog(s) has been left in a lodge alone, we will contact you immediately to retrieve your dog and will enter your lodge if required.
9.5. Owners are reminded to be respectful in relation to dog fouling. Please use the general waste bins available on site and along the seafront for disposal of dog waste. Spare dog poo bags can be found under the sink in the kitchen.
9.6. Please refrain from allowing dogs on beds or furniture.
9.7. Any damage caused by dogs must be paid for by the lead name on the booking.
9.8. Dogs are to be kept on leads when walking through the Nature Reserve. Please adhere to dog signage.
9.9. All dogs staying on the premises must comply with the Dangerous Dog Act (1991). Breeds or types of dogs prohibited under the Act, including Pit Bull Terriers, Japanese Tosas, Dogo Argentinos, and Fila Brasileiros, are not permitted on site.
10. Allergies
10.1. Please inform a member of the team prior to you booking or staying with us if you have any allergies and we will do our upmost to accommodate this.
10.2. If you have any allergies to dogs, please make the team aware before you book or stay with us. Steamer Point Lodge is a dog-friendly property. We will do our upmost to ensure extra cleaning measures are put in place, however, due to operational practices, we cannot guarantee the complete elimination of allergens.
11. Facilities on site
11.1. Charcoal or gas barbecues cannot be used on the Nature Reserve or Steamer Point Lodge site. BBQs can be lit on the beach after 6pm. Fires are not allowed on the beach at any time.
11.2. WIFI is provided free of charge.
12. Linen and towels
12.1. Bed linen, bath towels, hand towels and tea towels (excluding beach towels) are included in the rental of the lodge. If your stay exceeds 7 nights, at your request your linen can be changed during your stay or alternatively spare bedding and towels can be found under the beds.
12.2. Beach towels are not included, and the linen and towels provided should not be taken out of the lodge.
13. Security
13.1. Any valuables (inside or outside of the lodge) are left at your own risk.
13.2. You are responsible for ensuring that the lodge is left secure after every departure.
14. Lost property
14.1. Your personal belongings are your responsibility during and after your break with us.
14.2. Bicycles are particularly vulnerable to the nationwide problem of bicycle theft. If you choose to bring your own bicycle, we strongly recommend that you adopt good practices by bringing suitable locks and obtaining adequate insurance cover
14.3. We accept no liability for any accident, loss or damage to your belongings unless it is evidently due to our negligence.
14.4. We will offer reasonable assistance in tracing you stolen or lost items during your stay.
14.5. Any property left inside your lodge after departure will be held for 28 days. We will contact you to inform you of your items, however, it is your responsibility to arrange for collection or courier services. After 28 days, any unclaimed items will be disposed of.
14.6. Opened food/drink items will be disposed of immediately and bank cards will be securely destroyed after 7 days.
15. Unforeseen circumstances
15.1. In the event of unforeseen circumstances beyond our control (e.g., natural disasters, pandemics, government restrictions), we will notify you as soon as possible. In such situations, we reserve the right to cancel your booking. Where applicable, we will provide a full refund or at our discretion, the option to reschedule to an alternative date at the original price paid.
15.2. In the case of adverse weather conditions, refunds will only be issued if Steamer Point Lodge is officially closed. If you are unable to travel due to adverse weather and the Steamer Point Lodge remains open, we will offer to reschedule your booking to an alternative date suitable for you. Please note that refunds will not be available in such circumstances. If you select an alternative date that exceeds the amount originally paid, you will be responsible for covering the additional cost and an admin fee.
15.3. Our staff or contractors may require access to your lodge in the event of an unforeseen issue, to address any complaints you have raised, or to conduct routine inspections. Whenever possible, we will notify you in advance of the scheduled date and time of such access. Your occupation of the lodge is non-exclusive.
16. Complaints
16.1 We’ll do everything we can to make sure you enjoy your holiday with us, but sometimes things can go wrong. Should you have an issue during your stay please speak to a member of the team so we can aim to put things right.
Before you travel: You can contact our friendly Team via email hello@bournemouthbeachlodges.co.uk or telephone 01202 126127 between the hours of 9:00am-5:00pm (hours may vary during quieter periods). Our helpful team will aim to answer any questions within 48 hours.
During your holiday: Please speak to a member of team straight away either on 01202 126127 or the out of hours mobile number provided on your welcome guide, so that we can address any issues, and you can continue to enjoy your stay.
Returning Home: If you return home with an unresolved complaint, please contact our Seafront Admin Team within 14 days of your return.
16.2 You can submit your complaint by email to seafront.admin@bcpcouncil.gov.uk We will acknowledge receipt of your complaint, conduct any necessary investigations, and will respond within 10 working days.
17. Termination
17.1. We may ask you and/or any member for your party to leave immediately if your conduct results in Police attendance or is considered by us to be inappropriate, likely to cause harm or impair the enjoyment, comfort or safety of anyone, or is likely to, in our belief, cause a breach of this agreement. No refunds or compensation will be given in these circumstances, and we reserve the right not to accept further bookings from you or any member of your party.
18. Seafront Operations
18.1. Steamer Point Lodge is located in a Nature Reserve and next to a public beach and pathway.
18.2. Work carried out along the seafront by BCP Council contractors or external contractors can be carried out at any given time, 7 days a week, 365 days per year.
18.3. BCP Council staff have the right to drive down throughout the Nature Reserve at any given time, 7 days a week, 365 days per year in order to carry out duties, such as tractors, refuse trucks, rangers, catering team, Beach Lodges Team and cleansing team.
18.4. We will endeavour to inform you of any works carried out prior to your stay, however this may not always be possible.
19. Privacy statement
19.1. Steamer Point Lodge are owned and operated by BCP Council and is committed to respecting your privacy. We have structured our website so that, in general, you can visit the Steamer Point Lodge website without identifying yourself or revealing any personal information. Once you choose to provide us with any information by which you can be identified, then you can be assured that it will only be used in accordance with this privacy statement. 19.2. We are committed to ensuring that your information is secure. To prevent unauthorised access or disclosure we have put in place suitable physical, electronic and organisational controls to safeguard the information we collect online.
20. Governing Law
20.1. This agreement and any dispute between us will be governed by and construed in accordance with the laws of England and Wales. You agree to submit to the exclusive jurisdiction of the Courts of England and Wales over any matter arising out of our agreement or your visit.
21. Fire and Health and Safety
21.1. Smoke alarms and fire blankets are installed in the lodge. Guests must not tamper with or disable any fire safety equipment. The smoke alarms emits a loud, high-pitched beeping sound, in a repeating pattern, designed to alert occupants to potential fire hazards.
21.2. In the event of a fire, guests must follow evacuation procedures by exiting their lodge promptly, and proceed to the designated assembly point located at the front of the property and call 999 and ask for the fire brigade.
21.4. A first aid kit can be found under the sink in the kitchen.
21.5. It’s essential to stay safe while swimming or engaging in water activities. Should you find yourself or someone in the water in need of urgent assistance call 999 and ask for the Coastguard.
